Over the past few years the world has seen the rise of the new super economies such as China and India. Following firmly in these footsteps is Brasil! The land of samba, football and the “Tudo Bem”! (Portuguese Brasilian for “are you okay “I’m okay “ “we’re okay “everybody’s okay and so’s my wife”! )

During this unprecedented growth period we initially saw many of our Portuguese clients not only buying apartments and Villas at exceptional value but moving lock snag and barrel. It was clear that this would ultimately result in the overseas property investor joining in the fun. Having been based in Portugal since 2004 it become clear that with our connections to the terra norte of the world’s most delightfully strong drink the caipirinha it would only be a matter of time before Snagging Overseas would be operational providing snagging inspections for a variety of nationalities in Brasil.

Our bedded in team are based in the beautiful city of Joao Pessoa in the northern tip of the country. Following a UN study the city of Joao Pessoa is considered to be one of the greenest cities in the world. Its cosmopolitan mix of forested parks and squares and fabulous beaches also make it one the most charming state capitals in the country. With the country´s infrastructure improving almost daily many locals believe that the whole coastline will eventually become linked from Recife its famous sister city in the south to the internationally renowned city of Natal in the North. (A bit like Norwich merging with Edinburgh!)

Our current snagging theatre is therefore in Joao Pessoa where we have busily been snagging in various sized properties in Reis Magos Residence in Bessa, the Condominio Residencial Villa Real and Condominio Residencial Cabo Branco Prive in Atiplano and the Atlantis Tambau Residence in good old Tambau.

Due to demand and the huge expansion programme currently underway in Joao Pessoa we are now taking bookings for Edificio Unique Residence right on the Bessa Beachfront, the Imperial Suites, The Riacho Verde, Blue Sunset Home Service and Bon Vivant in Cabo Branco and the Saint Michael Boulevard, Yahweh Residence and Tours Mount Blanc in Atiplano.  North of Joao Pessoa we’ll be returning to the Costa Brava Praia now that work has resumed. Our bedded in team are well within striking distance of the metropolis that is Natal. With a year round tropical climate set at 30 degrees it was obvious that some Portuguese explorer would name the city after “Christmas!”

 Natal is famous for its history, culture and beaches and being on the north western tip of the country it is in fact the nearest airport to mainland Europe and an epi center for the Portuguese Carrier TAP.

Coming soon to a snagging inspection near you we’ll be starting work in the Litoral South area of Natal in Pipa Privilage and the Domus Villas in Pippa and the Promaga development Lagoa Azul.

In the Litoral Norte area we’ll be inspecting phase one of the Natal Ocean club shortly with Phase two later in 2011 “ ish” – and be sure to look for information on Jacuma Villas as this construction is in completion phase.

READ YOUR CONTRACT!!!!!!!!!!!!!!!!!

In any conveyance or property transaction it is always imperative that you read and understand the terms and conditions of your contract! As most of our clients have realized purchasing property varies in some style from country to country. In Spain for example items, particularly white goods, are included in most developments whilst in Turkey these rarely feature. And if they do look like the kitchen in” Abigail’s Party”. 

Brasil is no exception to this rule and affords the opportunity for each buyer to make their own individual mark on their property (ie it often doesn’t come with anything!)

Brasilian developments are more often sold and built as shell like units which no integrated kitchen worktops and white goods, no light fittings or switches and on the odd occasion not even a loo! However – Tudo Bem! – The important message is not to panic! Items that are not installed or not contracted within the purchase price are cheap, quick and easy to install. We’ve also seen with the ever increasing interest in Brasil that more and more developing are now including fully fitted and furnished properties and coming more into line with the European way.

Although currently lacking the big branded furniture stores widely open in Europe there are fortunately numerous smaller individual companies who offer the opportunity to create fully fitted furniture to your own style and design.
