The snagging process generates a “Snag List” which is basically an inventory of imperfections and items that need your builder’s attention. These items are then listed and sent to you, your legal advisor and your builder. If there is a legal requirement to fix these items before title deed, Snagging Overseas will return within the stipulated period to ensure these have been fixed.
There is a legal component to this in many developments. If a property is not inspected within the 30 day period it is legally sold “As is”. This means any defects will not be corrected by the builder as he will attribute them to wear and tear by the owners. To avoid this it is always wise to hire a professional team to carry out the inspection. How do we work?
Once you have engaged Snagging Overseas we will contact your builder / developer and make an appointment with them to inspect your property. There is usually a stipulated inspection period of 30 days starting from the moment your builder informs you that the property is complete.
Snagging Overseas inspects the property using our 5 Point Inspection process. We check all of the outside and inside finish. All articles of the property, moving parts and electrical items. We will also ensure that all warranties and other paperwork relating to appliances and devices within the property are collated and put together for easy retrieval and reference. All items are tested and checked and a report is then generated.
Five Point Snagging Process
• Exterior – including exterior finish, infrastructure, gardens and pools where necessary
• Interior
• Appliances, including air conditioning where necessary
• All moving parts, including doors, windows, cupboards, awnings etc.
• Bathrooms and toilets
This process will generate a detailed, intensive report that is given to you for your information and to your lawyer for their action. We don’t stop there, you entrust the whole process to Snagging Overseas. We will liaise with the lawyer and the builder to ensure everything is fixed correctly and on time.
Snagging Overseas will then provide a signing off receipt for the property indicating that all of the five point process has been completed and your investment is sound.
Snagging Overseas can also supervise the final cleaning of the property and where necessary may get involved in the installation of furniture packs. We can do everything necessary to ensure your property is as perfect as the real estate agent said it would be.
