1. Weekly or twice monthly inspection of the property – We will carry out a checklist of items to be checked and will also ensure the property is aired while we are there.  Water will be checked and run with WCs flushed and checked to avoid a closed house odour. Electrical appliances and air conditioning / heating is checked. Check garden and pool for damage and upkeep. Any potential problems or defects will be logged and sent to you together with relevant photos and suggestions.

2. Pre- holiday Clean and Stock – Whether you are coming for a holiday or have guests coming, we will ensure the property is cleaned and prepared. This can include making up beds and opening the house up, switching on the boiler and ensuring the facilities in the house are operational. If necessary we will also put in a welcome pack of food and drink for you or your guests.

3. Post holiday clean and closing of the house.

4. Meet and Greet – You may need someone to show guests where the property is and explain how the property works. We do this for you.

5. Property Rental Management – Thanks to our many years in the overseas property industry we have developed many strong relationships that you can benefit from. We have access to the best online portals holiday websites and for a small annual fee will ensure the maximum exposure of your property. This service includes:

• Professional photography of the property – we all know that first impressions count and the better the photography the better your chances of realising your maximum rental potential. We have run studies and know exactly the number of type of photos to use to be able to bring in the best number of rentals for you
• Inventory of all items in the property plus recommendations for any extra items that you may require, including legally required items such as fireblankets and fire extinguisher.
• Placing of the property with the best property portals including professional descriptions crafted by our copy writing team – a good description seriously improves the chances of renting your property. We also have large accounts with famous sites such as Uk Holiday Lettings, Home and Away and Owners’ Direct, very often obtaining volume discounts for properties.
• Management of ALL incoming enquiries – Statistics show that the faster an enquiry is dealt with the more likely the interested party rents this out. Our professional sales team will handle all enquiries within half an hour of the enquiry. We will then close the agreement with the clients and update all calendars accordingly.
